SITE ASSEMBLY for DEVELOPMENT:
Once we are retained by a developer, we systematically search the preferred neighbourhood/area identifying all possible assembly scenarios to optimize the site’s potential. We analyze land prices and prepare detailed proformas to determine the assembly’s feasibility, and then we act for the purchaser to negotiate the acquisition of each parcel.  For example, we recently advised and were retained to acquire a 33 suite condo building to redevelop, in Burnaby. We are retained to assemble a development site in North Vancouver which is currently in several ownerships.

SALES and LEASING:
We act for a few clients at any one time, to buy, sell or lease, commercial property.  For example we recently acted for a prominent tenant to sublease 4,000 sq ft of office space in the Bentall Centre. We were recently retained by a developer to offer on 6 adjoining old houses in Coquitlam as a potential redevelopment site.

PROPERTY MANAGEMENT for DEVELOPERS:
We manage existing properties within a site assembly, from closing until demolition. With the approval process taking longer these day, managing this type of property requires specialized service often for up to 2 years. For example, we are curently managing several groups of old homes and commercial property in Burnaby and South Vancouver generating approximately $250,000 per year.

ROOFTOP ANTENNAE AND WIRELESS INFRASTRUCTURE:
We act for Landlords to manage their rooftop antennas and wireless infrastructure. We advise on the marketability of your rooftop, prepare a Supply and Demand Study; Valuation-Rental Rates- Post and promote your rooftop – Act for Landlord’s to negotiate new leases and/or Renewals- Specialized Leases- Monitor antenna “Creep”.  For example, we recently acted for a south Granville apartment owner to negotiate an antenna lease renewal and secured a 300% rental increase.

CRANE SWING AGREEMENTS:
We manage Crane Swing and Underpinning Agreements for Developers. We meet the affected owners – describe the proposed development – offer the “reciprocal concept” – Recommend terms – negotiate compensation – execution and notarization. For example, we recently negotiated crane swing agreements on a number of adjoining and affected duplex owners in the City of North Vancouver for a prominent developer.
