Allodium is an established commercial real estate company which advises developers and investors with their leasing, acquisitions, sales, development feasibility analyses, valuation requirements and other negotiations which, normally occur in the commercial real estate industry.

Having experienced most aspects of the industry over many years, the principals of Allodium provide specialized services to those who require a professional, dedicated, hands-on approach to effectively managing their real estate . 

With our development experience we  prepare a detailed feasibility analysis and value/profit for each development assignment, and create a strategy to acquire/assemble the property.  We manage properties within assemblies from closing, until demolition optimizing revenue.  We negotiate Crane Swing and Underpinning Agreements for developers. Recently we have been managing rooftop antennas for Landlords to improve their negotiating power with the wireless provider tenants.

Retaining us on an assignment-by-assignment basis, maximizes efficiencies, minimizes delays, and maintains mutual commitment whilst at the same time offers access to other services and personnel at Allodium.

THE PRINCIPALS
Stephen Fitzpatrick MRICS
	A Chartered Surveyor from the UK, Stephen managed a large commercial and industrial real estate portfolio in Europe for a major US conglomerate. Once in Canada he initially worked for the Federal Government and then as an appraiser. Stephen was a co-founder of Arix Realty Corporation, a prominent commercial retail real estate agency in Vancouver. Prior to establishing Allodium, Stephen was a negotiator with Barclay Street Real Estate, and then on a retainer basis, advised select clients on their real estate including receivers and insurance companies.

Bill Douglas MRICS

Bill Douglas, a Chartered Surveyor was a property consultant with several real estate companies in the United Kingdom until he emigrated to Canada. He worked in a variety of senior acquisition and development positions for Marathon Realty in Toronto and Vancouver, responsible for many of their large acquisitions and developments both in Canada and the US. He founded Arix Realty Corporation which provided agency, asset management and consultancy services with Arix Developments acquiring investments in partnership with institutions and other major clients.In the past few years Bill has worked as a real estate developer and as a consultant to select clients.
